AS AH CHAIR MENTIONED, THIS IS A ZONE CHANGE REQUEST FROM SINGLE FAMILY AND AGRICULTURAL ZONING.
SO THE PROPERTY HAS A SPLIT ZONING ON IT TO REZONE AS A PD PLANNED DEVELOPMENT.
THIS WOULD ALLOW FOR THE PRIMARY USE OF A SCHOOL AND IT'S, YOU KNOW ANCILLARY FUNCTIONS AS A SCHOOL, AND THEN ALSO ALLOWS FOR A CO-LOCATION OF A ANTENNA ON A STADIUM LIGHT POLE.
THE REASON THIS IS COMING AS A ZONING CHANGE IS BECAUSE OUR CODE DOESN'T ALLOW BY RIGHT ANTENNAS IN THE AG ZONING, AND THERE'S ALSO A SETBACK REQUIREMENT FROM SINGLE FAMILY ZONING.
SO THE SCHOOL HAVING THE SPLIT ZONING, IT NECESSITATED IT TO BE REZONED.
IT IS IN A FLOODPLAIN IN NEIGHBORHOODS.
AND THEN YOU'LL SEE ON THAT ONE ON THE RIGHT, YOU KIND OF SEE WHERE IT SPLIT.
SO THE PD IS IT'S PRETTY STRAIGHTFORWARD ONE.
ESSENTIALLY IT GIVES A BASE ZONING DISTRICT OF NEIGHBORHOOD SERVICE.
THE PRIMARY USE IS A SCHOOL WHICH IS ALREADY DEVELOPED.
SO THIS PD HAS STANDARDS THAT THEY HAVE TO ADHERE TO, BUT THE STANDARDS ARE ALREADY MET.
WHERE THEY'RE GOING TO PUT IT.
ONLY ONE CELL ANTENNA IS ALLOWED, AND THE HEIGHT CANNOT EXCEED 100FT, AND THE STADIUM LIGHTING IS ANTICIPATED TO BE REPLACED BACK AT THE EXISTING HEIGHT THAT IT IS NOW, SO THAT IT'S UNIFORM WITH THE OTHER LIGHTS.

SO THAT KIND OF, YOU KNOW, IS IN LINE WITH WHAT THEY'VE PROPOSED IN THE ZONING.
BASED OFF THE PROPOSAL MEETING OUR CURRENT ANTENNA STANDARDS THAT WE HAVE IN PLACE AND OUR ANTENNA SECTIONS OF THE CODE, AS FAR AS THE HEIGHT SETBACKS, THE NUMBER OF TOWERS. AND BASED OFF THE USE OF THE SCHOOL AND IT PRIMARILY BEING DEVELOPED AND THE SCHOOL BEING THE APPLICANT FOR THIS AND SUPPORTING THIS STAFF IS MAKING A BREAKING RECOMMENDATION FOR APPROVAL OF THE ORDINANCE, FOR A ZONING CHANGE, TO PLAN DEVELOPMENT FOR THE SCHOOL AND THE TOWER.

SO IF A THIS ISN'T REALLY A CONSIDERATION FOR THE ZONING, BUT IF AN ALLEY IS ABANDONED AND, YOU KNOW, THERE'S 20FT, TYPICALLY TEN FEET GOES TO THE PROPERTY OWNERS ON THIS SIDE.
