THIS LOCATION IF YOU REMEMBER, WAS A ZONING CHANGE.
WE HAD PROBABLY ABOUT SIX MONTHS TO A YEAR AGO FOR SPROUTS.
SO THIS IS IN THAT SAME CONNECTED SHOPPING CENTER.
SO THE APPLICANT'S RESPONSES ARE THERE ON YOUR RIGHT.
OF NOTE, THE BUILDING IS APPROXIMATELY 3000FT².
IT IS NOT WITHIN 1000FT OF ANY OTHER EXISTING.
WE DON'T HAVE ANY CURRENTLY EXISTING LIQUOR STORES AT THIS TIME.
SO NO ENTRANCE FROM SPROUTS OR THE ADJOINING STORES.
AND IT'S AN EXISTING STOREFRONT, SO IT DOES HAVE QUITE A BIT OF LANDSCAPING.
THAT'S PART OF THE OVERALL SITE PLAN. WE SENT OUT PUBLIC HEARING NOTICES, PUT A SIGN ON THE PROPERTY, AND WE ALSO PUBLISHED IN THE FORT WORTH STAR TELEGRAM AS OF THIS MEETING, HAVE RECEIVED NO OPPOSITION OR NO INQUIRIES REGARDING THIS REQUEST. STAFF'S RECOMMENDATION IS APPROVAL FOR THE ORDINANCE.
THIS USE BEING RETAIL DOES CONFORM TO THE COMPREHENSIVE PLAN .
THEY'VE KIND OF RECONFIGURED SOME OF THOSE AS THEY'VE FINISHED THEM OUT FOR TENANTS.
