FIRST ITEM ON THE AGENDA IS GOING TO BE THE INVOCATION.

DAVID, CAN YOU LEAD US, SIR? SURE. LET'S PRAY.

FATHER. WE'RE THANKFUL. WE'RE. LORD, I'M THANKFUL FOR EVERY PERSON HERE ON THE DAIS, ON THE COMMISSION, AND FOR THE STAFF THAT SUPPORT THEM , AND FOR THE FACT THAT THEY ALL DO DILIGENTLY TO PRESENT THE CASES AS THEY DO.

WE'RE THANKFUL FOR THEIR DEDICATION AND THEIR COMMITMENT. LORD, WE PRAY NOW FOR YOUR WISDOM AND YOUR UNDERSTANDING, AND WE, AS WE CONSIDER THE ISSUES BEFORE US TONIGHT, FOR IT'S IN YOUR NAME WE PRAY.

2120 HOUSTON ROAD CASE 25-070. HOLD A PUBLIC HEARING AND CONSIDER AND TAKE POSSIBLE ACTION ON A ZONING ORDINANCE.

CHANGE REQUEST FROM A, AGRICULTURAL TO SFE, SINGLE FAMILY ESTATE DISTRICT.

THIS IS A ZONING CHANGE REQUEST FROM A BASE DEFAULT AG ZONING TO SINGLE FAMILY ESTATE DISTRICT.

CASE 25070. THIS IS DESIGNATED AS NEIGHBORHOODS IN THE COMPREHENSIVE PLAN, AND IT CURRENTLY HAS AN AG ZONING.

AS YOU CAN SEE THERE ON THE SCREEN, IT IS OFF OF HOUSTON ROAD AND RIGHT ON THE EDGE OF THE CITY LIMITS.

SO THE APPLICANT, THEY'RE PROPOSING THEY WANT TO BUILD A SINGLE FAMILY HOME. FOR OUR ORDINANCE.

AG REQUIRES THREE ACRE LOT SIZE. THEY'RE LESS THAN THREE ACRES.

IT'S ONLY 1.52 ACRES. SO THE NEXT APPROPRIATE ZONING WOULD BE SFE.

PLANNING AND BUILDING PERMITS. REVIEW WILL STILL BE REQUIRED PRIOR TO THE DEVELOPMENT, AND WITH THE SFE ZONING, SINCE IT IS A ONE ACRE LOT SIZE, THE LAND CANNOT BE FURTHER SUBDIVIDED.

WE DID SEND NOTICES VIA MAIL. I POSTED A SIGN ON THE PROPERTY AND WE PUBLISHED IN THE NEWSPAPER.

STAFF'S RECEIVED SOME PHONE CALLS, BUT THEY'RE JUST GENERAL CURIOSITY INQUIRIES.

NO OPPOSITION TO THIS. THAT STAFF HAS RECEIVED BASED OFF IT MEETING THE COMPREHENSIVE PLAN FOR NEIGHBORHOODS AND BEING OUR LARGEST RESIDENTIAL ZONING DISTRICT OF A ONE ACRE. STAFF RECOMMENDS APPROVAL, AND I'M HERE IF YOU HAVE ANY QUESTIONS REGARDING THE ZONING CHANGE REQUEST. ALL RIGHT. THANKS, LIDON. I'LL OPEN THE PUBLIC HEARING AT 6:03.

IF ANYBODY FROM THE COMMISSION HAS ANY QUESTIONS? COMMENTS? IS THERE A STRUCTURE ALREADY ON THE PROPERTY? SO THERE WAS A STRUCTURE, I BELIEVE IT WAS A MANUFACTURED HOME THAT WAS THERE.

I'M NOT SURE IF IT'S CURRENTLY THERE. WHEN I PUT THE SIGN, I DON'T REMEMBER SEEING IT.
