SO FOR THAT, WE'LL MOVE ON TO ITEM THREE A, WHICH IS TO CONSIDER APPROVAL OF THE MINUTES FROM THE NOVEMBER 18TH, 2024 ECONOMIC DEVELOPMENT CORPORATION TYPE A MEETING.

FOR A TOTAL CONTRACT AMOUNT OF 1,000,002 11 192 FOR THE DESIGN OF THE EXTENSION OF LAKEWOOD DRIVE FROM FM 1902 TO CHISHOLM TRAIL PARKWAY.

THIS WILL BE PRESENTED BY MICHELLE MCCULLOUGH, CITY ENGINEER.

GOOD EVENING, BOARD MEMBERS.

AS YOU SAID, MY NAME IS MICHELLE MCCULLOUGH, DEPUTY DIRECTOR OF DEVELOPMENT SERVICES.

AND I'M GOING TO TALK TO YOU ABOUT THE LAKEWOOD DRIVE EXTENSION AND ALSO GIVE A BRIEF UPDATE.

SO, AS YOU KNOW, LAKEWOOD IS INCLUDED ON THE CITY'S MTP MASTER THOROUGHFARE PLAN.

IT'S A FOUR LANE ARTERIAL WITH AN ESTIMATED FUTURE 20,000 TO 24,000 VEHICLES PER DAY.

CONSTRUCTION IS CURRENTLY UNDERWAY BETWEEN 1020 AND FM 1902.

THE SECTION BETWEEN 1020 AND 1016 IS OPEN AND FOR USE FOR VEHICLES, AND THEY ARE STILL WORKING ON SIDEWALK.

AND THEN WE WILL BE MOVING FORWARD WITH THE CONSTRUCTION OF THE CONNECTION TO FM 1902.

IN THE NEXT MONTH OR SO, LAKEWOOD DOES SERVE AS THE DIRECT CONNECTION FROM SH 174 AND SALISBURY BOULEVARD AND HULEN STREET, OR WILL FOR 174, AND IT IS CONSIDERED CRITICAL TO THE ROADWAY NETWORK AS DEVELOPMENT CONTINUES WITHIN THE CITY AND THE EXTRATERRITORIAL JURISDICTION.

THIS ALSO SERVES AS THE PRIMARY ACCESS OR GATEWAY TO THE HOOPER BUSINESS PARK, AND ON MARCH 20TH, 2023, THE CITY COUNCIL DID APPROVE THE CONTRACT FOR THE DESIGN OF THE LAKEWOOD DRIVE EXTENSION.

AWARDED IT TO KIMLEY-HORN AND ASSOCIATES.

THIS IS THE ORIGINAL CONTRACT.

SCOPE INCLUDES THE DESIGN SURVEY TRAFFIC STUDY SCHEMATIC.

FM 1902 REALIGNMENT, UTILITY COORDINATION, AMONG OTHERS.

SO THE TRAFFIC STUDY WAS COMPLETED.

IT'S A DRAFT TRAFFIC STUDY RIGHT NOW.

THE SCOPE DID INCLUDE TO ANALYZE THE EXISTING AND FUTURE CONDITIONS IN THE STUDY ALSO CONFIRMED THAT THE ALTERNATIVE ALIGNMENT WAS THE MOST EFFICIENT CONFIGURATION FOR TRAFFIC FLOW, AND THE HIGHLIGHTED GRAPHIC THERE TO THE LEFT.

THE REALIGNMENT OF FM 1902 TO TN2 LAKEWOOD BOULEVARD IS THE MOST EFFICIENT FOR TRAFFIC FLOW.

WE DID LOOK AT ROUNDABOUT.

WE ALSO LOOKED AT TN LAKEWOOD INTO FM 1902, BUT THIS WAS THE MOST EFFICIENT.

MEETING WITH TXDOT AND GOING OVER THE DRAFT RESULTS OF THE STUDY.

TXDOT DID AGREE THAT THE ALTERNATIVE ALIGNMENT IS THE PREFERRED IS THE PREFERRED.

AND AS I MENTIONED, THE BUILD OUT VOLUME IS GREATER THAN 20,000 VEHICLES.

SO A LITTLE BIT MORE ON THE TRAFFIC STUDY.

THE INITIAL DATA INDICATED, WHICH SURPRISED US A LITTLE BIT HIGHER VOLUMES THAN WE HAD ANTICIPATED ALONG COUNTY ROAD 915 AND 1902.

KIMLEY-HORN DID INDICATE THAT A TRAFFIC SIGNAL MAY BE WARRANTED DUE TO VOLUMES AND CRASH DATA THAT THEY HAD.

BUT THIS ANALYSIS WAS NOT INCLUDED IN THE ORIGINAL CONTRACT SCOPE.

WE WERE NOT EXPECTING TO GO FURTHER THAN WEST OF CHISHOLM TRAIL PARKWAY.

TRAFFIC FLOW AND OPERATION MAY BE NEGATIVELY IMPACTED IF A TRAFFIC SIGNAL IS NOT CONSIDERED IN THE OVERALL SCHEMATIC.

KIMLEY-HORN DID MEET WITH STAFF AND THEY DID RECOMMEND INCLUDING THE INTERSECTION IN THE ANALYSIS.

THE CONTRACT SCOPE INCLUDED DESIGN THE ORIGINAL DESIGN OF INTERSECTION IMPROVEMENTS AT THE TOLLWAY INTERSECTION.

SO WHEN WE TOOK A LOOK AT THAT, WE THOUGHT SOME OF THAT COST COULD BE OFFSET BECAUSE SINCE THE TRAFFIC STUDY INDICATED THAT THE SIGNALS WERE NOT WARRANTED UNTIL 2045. WE WOULD NOT INCLUDE THOSE SIGNAL IMPROVEMENTS IN THE FINAL DESIGN.

SO AS I MENTIONED, THE FUNDS FROM THOSE INTERSECTION IMPROVEMENTS COULD BE USED TO OFFSET THOSE COSTS.

SO WITH THAT INFORMATION, WE DID MEET WITH TXDOT AND WE DID MEET WITH COG.

WE HAVE MET NUMEROUS TIMES OVER THE LAST YEAR.

WE DID PRESENT THE CONCEPTUAL LAYOUT OF COUNTY ROAD 915 AND FM 1902 REALIGNMENT TO TXDOT.

THE DISCUSSIONS THAT WE WERE HELD REGARDING THE TRAFFIC, THE DRAFT TRAFFIC STUDY, WHICH OF COURSE INCLUDED THE RESULTS OF THE ANALYSIS, ALL ENTITIES DID AGREE THAT THE WEST SIDE OF THE TOLLWAY SHOULD BE INCLUDED IN THE SCHEMATIC DESIGN.

JUST TO DUE TO THE TRAFFIC VOLUMES AND THE CURRENT NEED FOR THE TRAFFIC SIGNAL.

SO IF WE WERE TO ONLY CONSIDER THE EAST SIDE AND NOT CONSIDER THE WEST SIDE, THEN IT'S VERY POSSIBLE THAT THE DESIGN ON THE EAST SIDE WOULD HAVE TO BE MODIFIED IN THE FUTURE AFTER CONSTRUCTION.

SO CITY STAFF DID AGREE TO PROVIDE AN AMENDMENT TO THE EXISTING DESIGN CONTRACT TO INCLUDE ONLY THE SCHEMATIC ON THE WEST SIDE TO CITY COUNCIL FOR CONSIDERATION, AND TXDOT AGREED THAT THEY WOULD BE RESPONSIBLE FOR ALL COSTS ASSOCIATED WITH THE DETAILED DESIGN ON THE WEST SIDE OF THE TOLLWAY, INCLUDING CONSTRUCTION, INTERSECTION IMPROVEMENTS.

AND WE ALSO LOOKED AT REALIGNING 915 OR 1902 INTO 915 BECAUSE AS WE LOOK FURTHER INTO IT, 915 WAS ACTUALLY THE MAJOR MOVEMENT, JUST LIKE LAKEWOOD WAS ON THE EAST SIDE.

SO YOU HAVE BASICALLY THE SAME CONFIGURATION ON EITHER SIDE.

AND AS YOU CAN SEE, FM 1902 IS MOVED OVER TO THE WEST A LITTLE BIT MORE BECAUSE YOU WANT TO GET IT AWAY FROM THE INTERSECTION OF THE EXIT FROM THE TOLLWAY.

IN ORDER FOR IT TO OPERATE EFFICIENTLY NOW, TXDOT WILL BE RESPONSIBLE FOR COORDINATION WITH THE PROPERTY OWNERS.

BUT WE HAVE BEEN IN CONTACT WITH THEM AND WE HAVE SHARED THIS INFORMATION.

THEY ARE OPEN TO THIS CONFIGURATION.

AND AS WE CONTINUE THROUGH THIS, IF THIS AMENDMENT IS APPROVED, WE'LL WORK WITH THAT PROPERTY OWNER AS WELL.

SO I KNOW THE BOARD IS AWARE OF THE TRANSPORTATION IMPROVEMENT PLAN.

YOU KNOW, AS CONSTRUCTION COSTS CONTINUE TO INCREASE, WE LOOK FOR DIFFERENT WAYS FOR FUNDING TO HELP OFFSET THE CITY COST.

SO THE TIP FOR TXDOT, IT'S THEIR FOUR YEAR CAPITAL IMPROVEMENT PLAN.

IT'S THEIR SHORT TERM PROGRAMING DOCUMENT, MUCH LIKE OUR FIVE YEAR IS.

IT DOES SUPPORT THE LONG RANGE STATEWIDE TRANSPORTATION PLAN AND PROJECTS INCLUDED IN THE TIP IN THE TIP ARE EXPECTED TO BEGIN CONSTRUCTION WITHIN THAT FOUR YEARS. PROJECTS ELIGIBLE TO BE PROJECTS ARE ELIGIBLE TO BE PARTIALLY OR FULLY FUNDED IF INCLUDED IN A TIP, AND SO REQUIREMENTS FOR ELIGIBILITY. THE ROADWAY HAS TO BE INCLUDED IN THE FEDERAL FUNCTIONAL CLASSIFICATION SYSTEMS AS A MAJOR COLLECTOR OR ABOVE INCLUDED IN COGS MOBILITY PLAN AND INCLUDED IN A TIP. SO WE ARE WORKING TOWARDS ALL OF THAT.

WE SHOULD BE SUBMITTING A REQUEST TO CHANGE THE FUNCTIONAL CLASSIFICATION FOR LAKEWOOD.

WE HAVE ALREADY BEEN IN DISCUSSIONS WITH COG AND HAVE PROVIDED THEM ALL THE INFORMATION FOR THEIR MODEL TO UPDATE IT, AND WE SHOULD BE WORKING TOWARDS SUBMITTING TO MODIFY A TIP IN I THINK IT'S MARCH IS WHAT I HAVE IN THERE, AND I DO HAVE A MISTAKE IN THIS NEXT STATEMENT.

SO THE TRAFFIC STUDY WITH THE CONCEPTUAL PLAN AND THE HIGH LEVEL COST, THOSE ARE THE FIRST STEPS TOWARDS THE DISCUSSIONS WITH COG.

AND SO WE HAVE COMPLETED THE TRAFFIC STUDY.

WE DO HAVE AN OPCC AND THIS SHOULD SAY, OF REQUESTING LAKEWOOD TO BE INCLUDED IN THE FUNCTIONAL CLASS AND SUBSEQUENTLY THE TIP PROGRAM.

SO THE REQUEST, THE REQUESTED ACTION TONIGHT IS TO APPROVE AN AMENDMENT TO THE PROFESSIONAL SERVICES CONTRACT WITH KIMLEY-HORN AND ASSOCIATES FOR A IN THE AMOUNT OF $120,277,000, FOR A TOTAL CONTRACT AMOUNT OF $1,211,192.00 EXCUSE ME FOR THE DESIGN OF THE EXTENSION OF THE LAKEWOOD DRIVE FROM FM 1902 TO CHISHOLM TRAIL PARKWAY.

WE'RE DOING THE 30 IT'S BASICALLY 30% SCHEMATIC DESIGN.

SO WE'LL HAVE IT ALL LAID OUT WITH THE ALIGNMENT, HOW MANY LANES WE NEED, WHERE THE SIGNAL IS GOING TO BE, WHERE THE INTERSECTIONS.

AND THEN THEY WILL DO THE DETAILED DESIGN PSA AND THEY'LL DO THE THEY'LL ALSO DESIGN THE INTERSECTION IMPROVEMENTS, WHICH WILL INCLUDE THE SIGNALS THERE. AND THEN THEY WILL ALSO BE RESPONSIBLE FOR THE CONSTRUCTION.

BETWEEN THE BURLESON FOR ECONOMIC DEVELOPMENT CORPORATION AND THE BETHESDA WATER SUPPLY FOR INFRASTRUCTURE TO SUPPORT INDUSTRIAL DEVELOPMENT IN THE CITY OF BURLESON.

PRESENTED BY ALEX PHILLIPS, ECONOMIC DEVELOPMENT DIRECTOR.

GOOD EVENING, MR. PRESIDENT AND BOARD MEMBERS.

ALEX PHILLIPS, ECONOMIC DEVELOPMENT DIRECTOR FOR THE CITY.

HERE TO PRESENT TO YOU THE PERFORMANCE AGREEMENT WITH BETHESDA WATER SUPPLY.

SO BETHESDA WATER SUPPLY, THEY SOURCE THEIR ALL OF THEIR MAJORITY OF THEIR WATER FROM THE CITY OF FORT WORTH.

THEY DO STILL HAVE SOME WELLS.

BETHESDA HAS BEEN AN INCREDIBLE PARTNER FOR THE DEVELOPMENT OF THE BUSINESS PARK.

THEY HAVE INSUFFICIENT FLOW RIGHT NOW TO PROVIDE THE 1500 GALLONS PER MINUTE OF FIRE FLOW, PLUS THE ADDITIONAL MAX DAY PEAK HOUR FLOW TO SERVE THIS PROJECT AND ANY OTHER FUTURE PROJECT.

SO THE ADDITIONAL PUMP WILL BE ABLE TO PROVIDE AN ADDITIONAL 1000 GALLONS PER MINUTE OVER WHAT IS NEEDED FOR ANYTHING IN THE FUTURE.

BETHESDA HAS MADE NUMEROUS UPGRADES TO THEIR SYSTEM OVER THE YEARS WITH ANY, WITH NO KIND OF ASSISTANCE FROM US TO DO SO.

THIS NEW PUMP WILL PROVIDE THE CAPACITY NEEDED FOR THE PROJECT AND OTHER USERS.

FUTURE USERS IN THE PARK AS WELL.

THE TERMS OF THE AGREEMENT, WE WOULD COMMIT $250,000 TOWARDS THE PURCHASE AND INSTALLATION OF THE PUMP.

WE'LL MAKE THAT PAYMENT ONCE THE PUMP HAS BEEN INSTALLED AND IN SERVICE.

THEY HAVE UNTIL THE END OF 26 TO PUT THAT IN.

BUT TALKING TO BETHESDA, STEVE SAID, BASICALLY, AS SOON AS THIS GETS, IF THIS GETS APPROVED, THEY'LL START HITTING THE GO BUTTON.

SO I WOULD ASSUME THAT THEY WOULD BE GETTING THAT DONE A WHOLE LOT SOONER.

PAYMENT WOULD BE MADE AFTER WE VERIFY THAT THE WATER PUMP IS FULLY FUNCTIONAL AND CAPABLE OF PROVIDING THAT SUFFICIENT FIRE FLOW.

REQUESTED ACTION TONIGHT IS TO APPROVE OR DENY THE PERFORMANCE AGREEMENT WITH THE ECONOMIC DEVELOPMENT CORPORATION AND BETHESDA WATER SUPPLY AND STAFF RECOMMENDS APPROVAL.

HERE TO ANSWER ANY QUESTIONS.

ALEX. DOES THIS WATER AVAILABILITY IS NECESSARY NOT JUST FOR PROPERTY WITHIN OUR BUSINESS PARK, BUT ALSO OTHER PROPERTIES AS WELL THAT COULD BE REDEVELOPED FOR MORE DEMAND USES, BUT COULDN'T BE NOW BECAUSE THE SUPPLY IS NOT THERE.

JUST ON THE FIRE FLOW STANDPOINT, THE SUPPLY IS THERE FOR USAGE FROM DAY TO DAY, BUT FOR THE MAX DAY PER HOUR FOR FIRE FLOW, IT'S MORE IT'S NEEDED TO HAVE THAT ADDITIONAL PUMP AT THEIR NEW PUMP HOUSE.

OKAY. IT SEEMS TO ME LIKE IF WE WERE THE WATER PROVIDER IN THAT AREA, THAT WE WOULD HAVE TO DO THE SAME THING THAT THEY'RE DOING.

THEY'RE GOING TO SELL WATER, BUT WE'RE GOING TO HOPEFULLY DEVELOP PROPERTY THAT IS BOTH IN THE CITY AND OR IN THE CITY'S OWNERSHIP AT THE TIME, BUT ALSO PRIVATE PROPERTIES THAT WILL REDEVELOP AND PERHAPS BRING MORE TAX BASE.

AND SO, THIS IS THIS IS SOMETHING THAT SOMEBODY'S GOT TO MAKE THE FIRST MOVE.

WE'RE IN A POSITION TO DO IT.

YES, SIR. I THINK THIS WILL TRIGGER MORE ADDITIONAL BENEFITS IN THE CITY THAN WE'RE EVEN TALKING ABOUT TONIGHT.

165 MILLION MINIMUM TOTAL CAPITAL INVESTMENT.

THE PARENT COMPANY IS LOCATED IN SEOUL, SOUTH KOREA, AND THEIR US HEADQUARTERS ARE IN NEW JERSEY.

THEY HAVE OVER 4000 RETAIL STORES WORLDWIDE, BUT ONLY 170 IN NORTH AMERICA.

THEY DO HAVE A GOAL TO HAVE 1000 LOCATIONS IN THE US BY 2030.

AND STAFF IS, LIKE I SAID, WE'VE BEEN THEIR FIRST INITIAL SITE VISIT WAS IN NOVEMBER OF LAST YEAR.

SO THE TAX ABATEMENT REINVESTMENT ZONE ON THE 30 ACRES, SECTION 312 OF THE TEXAS TAX CODE GUIDES THE PROCESS FOR ESTABLISHING THAT ZONE.

IT IS APPROXIMATELY THAT 30 ACRE SITE THAT YOU SEE THERE ON YOUR RIGHT.

OFF OF VANTAGE DRIVE JUST NORTH OF 917.

PARIS BAGUETTE WOULD RECEIVE A 50% REBATE OF CITY PROPERTY TAXES FOR A PERIOD OF TEN YEARS.

THE TERM OF THE ABATEMENT WOULD BEGIN ON JANUARY 1ST OF THE CALENDAR YEAR FOLLOWING THE OPENING OF THE FACILITY.

THE VALUE OF THE TAX ABATEMENT IS A LITTLE OVER $3.5 MILLION.

IF THE COMPANY CONSTRUCTS BOTH PHASES OF THE DEVELOPMENT OUTLINED IN THE PERFORMANCE AGREEMENT, PARIS BAGUETTE WOULD ADDITIONALLY QUALIFY FOR THE TAX ABATEMENT WITH THE COUNTY. THAT WOULD BE AN ESTIMATED A LITTLE BIT OVER $2 MILLION, AND THE COUNTY IS LOOKING TO TAKE THEIR TAX ABATEMENT.

THEY'RE WAITING FOR IF WE APPROVE OURS, THEN THEY WOULD NOTICE FOR THEIRS BE AT THE END OF JANUARY.

SOME OF THE OBLIGATIONS FOR PARIS BAGUETTE CLOSE ON THE PROPERTY BY JANUARY OF 25.

SUBMIT THE BUILDING PLANS FOR PHASE ONE.

OF AT LEAST 150,000 SQUARE FEET.

SO THIS ONE AGAIN, THE PRESENTATION PUT TOGETHER.

BUT SINCE THEN A COUPLE OF THE DATES HAVE CHANGED.

THIS IS APRIL 30TH OF 2025.

IT'S ACTUALLY PUSHED TO JUNE.

AND THEN THE NEXT ONE TO COMMENCE CONSTRUCTION IS MOVED FROM JUNE TO AUGUST, SO JUST WANT TO MAKE YOU AWARE OF THAT.

TO COMPLETE THE CONSTRUCTION OF AT LEAST 150,000FT² MANUFACTURING FACILITY WITH A CAPITAL INVESTMENT OF AT LEAST $110 MILLION BY DECEMBER 31ST OF 27.

AND THEN SUBMIT THE BUILDING PLANS FOR PHASE TWO OF AT LEAST 117,000FT².

AND THEN COMMENCE CONSTRUCTION BY THE BEGINNING OF 29.

COMPLETE CONSTRUCTION OF THAT ADDITIONAL 117,000FT², WITH THE CAPITAL INVESTMENT OF AT LEAST 55 MILLION BY THE END OF 29.

PARIS BAGUETTE TO EMPLOY 125 FULL TIME EMPLOYEES AS OF THE FIRST ANNIVERSARY OF THE OPENING DATE, AND THEN 250 BY THE THIRD ANNIVERSARY, AND THEN 450 BY THE 10TH ANNIVERSARY OF THE OPENING DATE.

OUR OBLIGATIONS AS THE 4A WHAT'S BEING PROPOSED IS, UPON CLOSING ON THE LAND, SUBMITTING BUILDING PLANS, CIVIL PLANS, THE, WE WOULD PROVIDE A CASH GRANT OF 300,000 ONCE THEY RECEIVED THEIR BUILDING PERMIT FOR PHASE ONE.

180,000. INSPECTION AND APPROVAL OF THE FOUNDATION OF PHASE ONE WOULD BE A CASH GRANT OF 360,000.

RECEIPT OF THE CERTIFICATE OF OCCUPANCY FOR PHASE ONE OF 360,000.

UPON CLOSING OF THE ACQUISITION OF A SEVEN ACRE PARCEL WHICH IS ADJACENT TO THIS 30 ACRE PARCEL.

ONCE THEY CLOSE ON, THAT WOULD BE A CASH GRANT OF 100,000.

BUILDING PERMIT FOR PHASE TWO WOULD BE 580,000.

UPON FULL PAYMENT OF ALL APPLICABLE FEES IMPOSED BY THE CITY RELATED TO THE CONSTRUCTION OF THE IMPROVEMENTS.

THE EDC WOULD PROVIDE A REIMBURSEMENT OF UP TO $150,000 OF SUCH FEES.

THEY HAVE TO EXTEND A GAS LINE DOWN TO THE SITE.

ONCE THAT IS COMPLETE, AND THEY PROVIDE RECEIPTS OF WHAT THAT COST, WE WOULD REIMBURSE UP TO $300,000 OF THAT.

UPON RECEIPT OF THE CEO OF PHASE TWO WOULD BE 500,000.

AND THEN ON THE HIRING PERFORMANCE MEASURES THERE, ONCE THEY REACHED 125 FULL TIME EMPLOYEES, 500,250 FULL TIME EMPLOYEES WOULD BE

AN ADDITIONAL 250.

AND THEN THE FULL 450 EMPLOYEES WOULD BE ANOTHER 250.

AND THEN, UPON THE FIRST ANNIVERSARY OF THE COMPANY AND THE RECEIPT OF THE CEO OF THE PHASE TWO.

SO ONCE IT'S ALL DONE, AND THEN THE FIRST ANNIVERSARY OF THE FULL COMPLEX WOULD BE ANOTHER 320,000.

THERE IS A CLAW BACK IN THERE IF THE COMPANY DOES NOT MEET THE PERFORMANCE MEASURE OF COMMENCING CONSTRUCTION BY NOT JUNE 1ST.

THAT ONE MOVED TO AUGUST AND OBTAINING THE CERTIFICATE OF OCCUPANCY FOR PHASE ONE, THE COMPANY WOULD HAVE TO DO THE FOLLOWING.

THEY'D HAVE TO PAY BACK BASICALLY THE INCENTIVES THEY HAD RECEIVED UP TO THAT POINT, WHICH IS $1.2 MILLION.

ALL THE OTHER ITEMS ARE PERFORMANCE MEASURES.

AS THEY MEET THEM, THEY WOULD GET PAID.

BUT WE WANTED TO MAKE SURE THAT WE WOULD GET IMPROVEMENTS DONE ON PHASE ONE.

ON THE GROUND BEFORE WE STARTED PAYING ANYTHING.

THERE IS A FIRST RIGHT OF REFUSAL ON TEN ACRES OR, I'M SORRY, SEVEN ACRES ADJACENT TO THE PROPERTY.

IF THEY BASICALLY THE EDC IS UNDER CONTRACT ON THAT TEN ACRES.

IF THEY DON'T MOVE FORWARD ON CLOSING ON THE 30 ACRES, THE EDC WOULD NOT MOVE FORWARD WITH CLOSING ON THE TEN ACRES.

THEY WOULD HAVE THAT FIRST, RIGHT? FOR A PERIOD OF TEN YEARS ON THE SEVEN ACRES.

IF BASICALLY, IF WE RECEIVE A CONTRACT, WE WOULD TELL THEM THAT WE DID RECEIVE A BONA FIDE CONTRACT AND THEY WOULD HAVE 30 DAYS TO RESPOND TO EITHER CLOSE ON THE PROPERTY OR GO INTO CONTRACT ON THE PROPERTY OR PASS ON IT.

HERE'S JUST KIND OF A INCENTIVE PAYOUT.

AS YOU CAN SEE, ALL THE INCENTIVES AND THE OBLIGATIONS THAT I WENT THROUGH, AND THIS IS JUST A TOTALING IT ALL UP.

IT'S $4.15 MILLION OVER A PERIOD OF TEN YEARS.

THE INCENTIVE SUMMARY.

THE BURLESON FOR INCENTIVES IS 4.15 OVER TEN YEARS.

CITY OF BURLESON INCENTIVES FOR THE TAX ABATEMENT IS 50% ABATEMENT OVER TEN YEARS.

AND THAT'S THAT $3.598 MILLION IN THAT PROPERTY TAX ABATEMENT.

AND THEN THE JOHNSON COUNTY INCENTIVES AS WELL.

THE GENERAL FUND TEN YEAR RETURN IS 114% AND 20 YEAR RETURN IS 461%.

THEIR TOTAL INCENTIVE PACKAGE IS ALMOST $9.8 MILLION BETWEEN US AND THE COUNTY.
