THE SITE IS CURRENTLY AMERICAN COMPLETION TOOLS. THEY'RE A MACHINING MANUFACTURING COMPANY. THEY HAVE DONE GREAT BUSINESS HERE IN THE CITY OF BURLESON AND THEY'RE LOOKING TO EXPAND. THE ZONING CASE IN NOVEMBER OF 23. SUBSEQUENTLY APPROVED BY COUNCIL IN DECEMBER OF 2023, ALLOWED THEM TO EXPAND THEIR SITE, BUT THEY STILL SAW THAT THEY WERE GOING TO NEED MORE GROWTH IN THE FUTURE. SO THEY WERE ABLE TO ACQUIRE THE TWO ACRES TO THE TO THE NORTH OF THIS SITE. AND THAT'S WHAT'S BEFORE YOU TONIGHT. THE PREVIOUS CASE WAS FOR ABOUT THREE ACRES. THEY PURCHASED AN ADDITIONAL TWO ACRES. AND THAT IS WHAT'S BEFORE YOU TONIGHT IS TO REZONE THAT TWO ACRES INTO THE PD AND TO INCORPORATE THE SITE PLAN FOR THE ENTIRE FIVE ACRES INTO THAT PLANNED DEVELOPMENT. THE COMPREHENSIVE LAND USE MAP DESIGNATES THE AREA AS EMPLOYMENT GROWTH CENTER. AS PART OF THE EMPLOYMENT GROWTH CENTER, INDUSTRIAL IS AN ALLOWED ZONING CATEGORY.
