AS YOU MENTIONED, THIS IS A ZONING CHANGE REQUEST FOR 3162 SOUTH BURLESON.
THE APPLICANT IS ROB ORR AND SPECIFICALLY BURLESON HIGH POINT INVESTMENTS.
YOU'LL SEE THE SUBJECT PARCELS LISTED IN A THE NEON BLUE COLOR THERE.
SO ON THE FIRST THE COMP PLAN PART OF THIS IS IN THE EMPLOYMENT GROWTH CENTER.
AND THE REST CLOSER TO CONVEYOR DRIVE IS IN THE REGIONAL OFFICE AND COMMERCIAL.
AND THEN FOR THE ZONING THE MAJORITY OF THE LAND IS ZONED AG.
BUT YOU DO HAVE ONE PARCEL ON THE FRONTAGE OF SOUTH BURLESON THAT IS ZONED COMMERCIAL CURRENTLY.
SO I'M JUST GOING TO KIND OF JUMP THROUGH A FEW THINGS.
THE BASIC PREMISE OF THE PD ZONING IS THIS PROPERTY IS ADJACENT TO THE BUSINESS PARK OVERLAY.
MODIFYING THE BOUNDARIES OF OVERLAY IS A MUCH CUMBERSOME PROCESS.
SO THEY'VE REQUESTED TO REZONE, AND WE'VE ESSENTIALLY APPLIED ALL THOSE RESTRICTIONS THAT ARE CURRENTLY IN OUR BUSINESS PARK TO THIS PARCEL VA PLAN DEVELOPMENT ORDINANCE. PART OF THOSE ELEVATIONS ARE IN THE ORDINANCE JUST SHOWING YOU SOME ACCEPTABLE ELEVATION EXAMPLES AND SOME THINGS THAT WOULD BE CONSIDERED UNACCEPTABLE. SO IF THIS DEVELOPED IN A STRAIGHT INDUSTRIAL OR STRAIGHT COMMERCIAL, YOU COULD POTENTIALLY HAVE THE BUILDINGS THERE ON THE RIGHT.
BUT BECAUSE IT'S IN THE PD, IT SHOULD LOOK MORE IN LINE WITH SOMETHING YOU SEE THERE ON THE LEFT.
THESE PD REGULATIONS, WE ESSENTIALLY DIDN'T ADD ANYTHING ADDITIONAL.
WE TOOK OUR EXISTING BUSINESS PARK DESIGN OVERLAY, WHICH HAS RESTRICTIONS ON THE USE, AND THEN WE TOOK THE BUSINESS PARK DESIGN STANDARDS, WHICH HAS RESTRICTIONS ON HOW THE SITE WILL BE DEVELOPED.
SO WHAT THIS DOES FOR ADJACENT PROPERTY OWNERS AND THE PARCEL IS IT PROHIBITS SOME USES THAT MIGHT OTHERWISE HAVE BEEN ALLOWED IN A BASE ZONING DISTRICT, SUCH AS LIKE TIRE RETREADING, SALVAGE YARDS, YOU KNOW, LIME PLANTS, SAND OR GRAVEL EXTRACTION, SEWAGE PLANTS, A SEXUALLY ORIENTED BUSINESSES.
SO THE BUSINESS PARK OVERLAY THAT THIS PD CODIFIES RESTRICTS THOSE USES.
AND THERE'S SOME OTHER USES IF YOU LOOK IN YOUR ORDINANCE, YOU'LL SEE THERE'S QUITE A LONG LIST.

BASED ON THE CONFORMANCE OF THE COMP PLAN, THE FACT THAT THIS IS ESSENTIALLY RESTRICTED TO THE BUSINESS PARK DESIGN AND OVERLAY STANDARDS STAFF IS RECOMMENDING APPROVAL TO THE COMMISSION FOR APPROVAL OF THE ORDINANCE FOR A ZONING CHANGE.JUST A POINT OF CLARIFICATION.
THE APPLICANT IS PRESENT, I WILL SAY THAT THIS IS JUST THE ENTITLEMENT PHASE.
SO THEY DON'T HAVE A SPECIFIC USER OR CLIENT, YOU KNOW, THAT'S IN MIND.
