AS YOU MENTIONED, THIS IS A ZONING CHANGE REQUEST FROM A PLANNED DEVELOPMENT TO A PLANNED DEVELOPMENT FOR APPROXIMATELY 70.851 ACRES.

THE COMPREHENSIVE PLAN DOES LIST THIS AREA AS NEIGHBORHOODS, AND THE CURRENT ZONING IS PD PLAN DEVELOPMENT.

THE STAR JUST GENERALLY SHOWS THE LOCATION OF THE DEVELOPMENT ON YOUR SCREEN.

SO THIS IS A SLIDE BREAKING DOWN THE CURRENT ZONING FOR THE PREVIOUSLY APPROVED HOOPER BUSINESS PARK AND THE PROPOSED CRAFT MASTER ZONING.

SO WHAT YOU'LL SEE IS MANY OF THESE USES ARE THE SAME.

WE'VE JUST KIND OF REMOVED A FEW AND PROVIDED SOME ADDITIONAL KIND OF GUIDE RAILS.

SO THEY WILL BE PROPOSING A COFFEE SHOP.

IT'S RELATED TO CRAFT MASTER, THE STORYVILLE COFFEE, A CAMPUS COMMERCIAL TRADE SCHOOL, A PROFESSIONAL ARTESIAN WORKSHOP.

SO THAT'S GOING TO BE RELATED TO THE SCHOOL.

BUT THE REASON IT'S CALLED OUT SEPARATELY IS BECAUSE ULTIMATELY, THEY'LL NEED A SPECIFIC CERTIFICATE OF OCCUPANCY FOR THAT USE IF APPROVED.

AND THEN THEY'LL HAVE FOOD TRUCKS WOULD BE ALLOWED OFF STREET PARKING, PARKING LOT STRUCTURE IS PRETTY STANDARD.

YOU WILL NOTICE THAT THERE IS ONE SPECIFIC USE PERMIT THAT WOULD BE REQUIRED, AND THAT IS IN AREA A ONLY, AND THAT'S THE POTENTIAL FOR FUTURE CAMPUS HOUSING.

SO SHOULD THIS PD BE APPROVED.

CAMPUS HOUSING IS NOT APPROVED BY RIGHT.

THEY WOULD HAVE TO COME BACK BEFORE YOU AT A LATER TIME, MAYBE FIVE, TEN, 15, 20 YEARS, WHO KNOWS, DOWN THE FUTURE AND REQUEST THAT ACTION FROM P&Z AND CITY COUNCIL. SO NEXT, I JUST KIND OF WANT TO TOUCH ON SOME OF THE HIGH LEVEL FROM THE ZONING.

SO LANDSCAPING.

SO THEY ARE GOING TO BE REQUIRED TO 15% OF THE PROPERTY DEVOTED TO LANDSCAPING.

WE HAVE SPECIFIC LANGUAGE RELATED TO STREET TREES.

SO THIS IS REALLY RELATED TO THE FACT THAT THE CITY HAS SOME INITIATIVES FOR THE LANDSCAPING OF STREET TREES ALONG LAKEWOOD DRIVE, AND WE WANT TO ENSURE THAT THERE'S COOPERATION BETWEEN CITY STAFF AND THE DEVELOPER FOR LANDSCAPING ON THEIR PROPERTY.

WHAT WE DON'T WANT TO DO IS PUT A STRICT STANDARD IN THERE AND THEN LET'S SAY THE CITY PUTS WE DON'T WANT THE LANDSCAPING TO EITHER BE HARMFUL OR THE CANOPIES ARE GOING TO OVERLAP, OR WHERE YOU'RE GOING TO HAVE MISMATCHED VIEW FROM THE PEDESTRIAN AND THE DRIVER RIGHT AWAY.

SO THERE IS SOME LANGUAGE IN THERE THAT WOULD ALLOW FOR THEM TO WORK WITH STAFF TO KIND OF MOVE.

IF I GOT TO MOVE A TREE A COUPLE FEET THIS WAY OR THAT WAY, STAFF CAN DO THAT ADMINISTRATIVELY WITHOUT HAVING TO COME BACK TO YOU FOR EVERY TREE FOR A VARIANCE FROM THE 30S, BECAUSE IT'S GOING TO BE 32FT OR 28FT AND SO FORTH.

THEY WILL BE REQUIRED TO PROVIDE A SINGLE ROW OF SHRUBS.

THAT'S GOING TO HAVE TO BE AT THE EDGE OF THE PARKING AREAS.

SO ALL THIS LANDSCAPING IS NOT ONLY FOR BEAUTIFICATION OF THE SITE, BUT IT'S REALLY KEEPING IN MIND AS A GATEWAY ON THE TOLL AND THE BURLESON SO THAT, YOU KNOW, PEOPLE LEAVING OR COMING TO.

WE'RE KIND OF SCREENING SOME OF THAT TO MAKE IT ESTHETICALLY PLEASING.

THIS WILL BE A PROMINENT FEATURE.

AS PEOPLE COME IN ON THE WEST SIDE OF THE CITY, THEY WILL BE REQUIRED TO PROVIDE ADDITIONAL LANDSCAPING AND SITE PLAN REVIEWS PRIOR TO APPROVAL.

SO THIS IS VERY.

CONCEPTUAL. THIS IS THAT'S WHY YOU'RE GOING TO SEE KIND OF AN AERIAL.

BUT WE INTEND TO SEE SOMETHING SIMILAR TO THIS.

IT'S KIND OF SHOWING A MIX.

SO KIND OF THEY HAVE THEMES OF PROVIDING DIFFERENT MATERIALS AND HOW THEY WANT THE ESTHETICS OF THE BUILDINGS TO LOOK.

SO WHILE THE BUILDING MAY NOT LOOK EXACTLY LIKE THIS, THE INTENT IS IT SHOULD BE OF A SIMILAR THEME FOR THE CRAFT MASTERS DEVELOPMENT.

WE PUBLISHED IN THE NEWSPAPER AND WE POSTED A SIGN WE'VE RECEIVED NO FORMAL OPPOSITION.

THIS PARTICULAR SITE IS ON THE PERIPHERAL EDGES OF OLD TOWN AND IS SURROUNDED BY OTHER AUTOMOTIVE USES.

THE CURRENT ZONING UNDER THE OVERLAY IS COMMERCIAL DISTRICT ZONING, WHICH ALLOWS FOR AUTOMOTIVE REPAIR.

IT'S THE FACT THAT THE PROPERTY IS LOCATED IN THE OVERLAY DISTRICT THAT REQUIRES A SPECIFIC USE PERMIT.

SO THE IF THIS SITE WAS ACROSS JUST TO THE NORTH ON NORTHEAST WILSHIRE, THIS WOULD BE ALLOWED BY RIGHT.

WE WOULDN'T HAVE THIS HEARING TONIGHT, BUT SINCE IT'S LOCATED WITHIN THAT OVERLAY DISTRICT, IT IS A USE THAT IS SANCTIONED TO HAVE A SPECIFIC USE PERMIT IF THAT USE IS GOING TO BE ALLOWED IN THAT DISTRICT.
