IT'S GOING TO BE FOR THE QUIKTRIP AT 5917 WEST FM 917 CONSIDER APPROVAL OF A RESOLUTION AUTHORIZING A SITE PLAN FOR QUIKTRIP.

FOR THE RECORD, LIDON PEARCE SENIOR PLANNER WITH THE CITY OF BURLESON.

THIS IS A QUIKTRIP SITE PLAN.

SO PREVIOUSLY, EARLIER IN THE YEAR, THIS ZONING REQUEST CAME BEFORE P&Z AND CITY COUNCIL AND WAS APPROVED TO ALLOW FOR THIS USE.

AT THAT TIME I HAD BRIEFED THAT WE WOULD BRING THIS BACK TO SHOW YOU GUYS THE SITE PLAN BASED ON OUR KIND OF INTERPRETATION OF THE ORDINANCES AT THAT TIME.

SO THIS IS THAT SITE PLAN.

THIS IS A ONE AND A HALF ACRE SITE ON 917 AND 1902.

AND IT'S GOING TO LOOK PRETTY FAMILIAR TO THE IF YOU REMEMBER THE EAST RENFRO QUIKTRIP.

VERY SIMILAR LAYOUT.

THE ORDINANCE WAS APPROVED ON MARCH 20TH OF THIS YEAR BY CITY COUNCIL FOR THE ZONE CHANGE.

THEY'RE PROPOSING A 5000 AND 300 SQUARE FOOT BUILDING.

IT'S GOING TO BE SINGLE STORY AND ITS USE AS CONVENIENCE STORE WITH AUTOMOBILE FUEL CELLS.

THIS IS JUST A KIND OF A CONCEPT RENDERING.

LOOKS LIKE YOU'RE KIND OF MODERN, QUIKTRIP DESIGN WITH THE BRONZE STONE, THE ALUMINUM AND THE RED POLYCARBONATE.

AND HERE'S THE LANDSCAPING REQUIREMENTS.

SO THESE COME FROM OUR CODE.

THEY DO EXCEED WHAT IS REQUIRED BY OUR CURRENT ORDINANCES.

AND THIS IS A BREAKDOWN OF THE MATERIALS THAT THEY'LL BE PUTTING ON SITE.

STAFF'S FINDING AS FAR AS LANDSCAPING, PARKING AND THE LOT INFORMATION PER ORDINANCES ALL COMPLIES WITH OUR CODES AND THERE'S NO VARIANCE REQUEST WITH THE EXCEPTION OF A SEPARATE SIGN VARIANCE THAT WILL GO TO CITY COUNCIL, MOST LIKELY WHEN THIS SITE PLAN GOES FOR A PRESENTATION TO THEM AS WELL. SO, JCSUD WILL BE SERVING THE SITE WITH SEWER, SO SEWER WILL BE EXTENDED BY THE DEVELOPER TO THE SITE.

AND THEN THEY HAVE SUBMITTED A TEXT FOR THE DRIVEWAY SPACINGS OFF OF 917 AND 1902.

JUST PLEASE BE AWARE STAFF WILL NOT ISSUE ANY BUILDING PERMITS UNTIL STAFF AND TXDOT HAVE REVIEWED AND APPROVED THE ACCESS AS SHOWN. SO IF THERE'S ANY SIGNIFICANT CHANGES THAT REQUIRE A VARIANCE TO OUR ORDINANCES, THERE'S A POSSIBILITY THIS COULD COME BACK.

BUT AT THIS TIME IT'S ONLY TO TXDOT FOR THEIR VARIANCES.

AT THIS TIME, STAFF RECOMMENDS APPROVAL OF A RESOLUTION FOR THIS COMMERCIAL SITE PLAN.
