AND LORD, WE PRAY THAT TONIGHT, AS WE CONVENE THAT [INAUDIBLE] PURSUE THE BUSINESS OF THE CITY AND THAT WE'LL DO IT WITH THE KNOWLEDGE OF WHAT'S BEST FOR THE CITIZENS AND JUST BURLESON.

WE WILL BE HOLDING A PUBLIC HEARING AND CONSIDERING AN ORDINANCE FOR A ZONING CHANGE FROM A AGRICULTURE TO GR GENERAL RETAIL.

THIS IS FOR 5917 WEST FARM ROAD 917 CASE 23-007 AN LIDON.

THANK YOU. GOOD EVENING FOR THE RECORD LIDON PEARCE SENIOR PLANNER WITH THE CITY OF BURLESON PRESENTING A ZONE CHANGE FOR A QUICK TRIP AT 5917 WEST FM 917. THIS SITE HAS SHOWN ON YOUR SCREEN IS AT 917 AND JUST EAST OF CHISHOLM TRAIL PARKWAY.

IN OUR COMPREHENSIVE PLAN THIS IS DESIGNATED AS A CHISHOLM TRAIL CORRIDOR AND IT'S CURRENTLY ZONED DEFAULT A AGRICULTURAL ZONING.

CHISHOLM TRAIL CORRIDOR USE IS GENERALLY RETAIL COMMERCIAL TYPE COORDINATED USES TO BE DEVELOPED AS THE SITE AND LOCATION BUILDS OUT. SO ONE THING TO NOTE WITH THIS, THE SCREEN WILL SHOW YOU KIND OF A CONCEPT OF WHAT THEY'RE PROPOSING.

THEY HAVE NOT FORMALLY SUBMITTED A SITE PLAN AND THIS IS SUBJECT TO CHANGE.

JUST WANTED TO GIVE YOU A VISUAL OF KIND OF WHAT THE SITE COULD LOOK LIKE AS THEY DEVELOP.

SINCE THIS IS ASSOCIATED WITH A ZONE CHANGE, THE SITE PLAN AS WELL AS A PLAT WILL COME BACK BEFORE YOU AT A LATER DATE WHEN THEY DO SUBMIT IF THE ZONING IS APPROVED BY COUNCIL.

AND YOU WILL SEE IT AT THAT TIME.

THAT'S WHEN WE'LL GO OVER THINGS SUCH AS TRAFFIC DRAINAGE AND THE ENGINEERING AND DEVELOPMENT REVIEWS THAT ARE REQUIRED PRIOR TO ACTUAL DEVELOPMENT OF THE SITE.

WE DID SEND PUBLIC HEARING NOTICES AS SHOWN ON THE SCREEN.

YOU CAN SEE THE YELLOW INDICATION IS OUR 300 FOOT BUFFER FOR NOTICES.

WE DID NOT RECEIVE ANY INQUIRIES OR FORMAL OPPOSITION ON THIS LOCATION.

WE ALSO POSTED A NEWSPAPER AND I POSTED A SIGN ON THE PROPERTY.

BASED OFF THIS CONFIRMING GENERAL RETAIL CONFORM WITH THE COMPREHENSIVE PLAN AND THE ADJACENT USES, ONE BEING A GAS STATION ON THE OTHER SIDE OF 1902 AND THE STORAGE UNITS AND THEN SOME COMMERCIAL ACROSS 917.

STAFF IS RECOMMENDING TO YOU APPROVAL OF A ZONING ORDINANCE FOR THE ZONE CHANGE TO GENERAL RETAIL, WHICH IS THE LEAST INTENSE USE THAT WOULD ALLOW THE APPLICANT TO DEVELOP THE SITE IN ACCORDANCE WITH OUR REQUEST, WHICH IS AUTOMOTIVE FUEL SALES AND CONVENIENCE STORE.

AND THE APPLICANT IS HERE IF YOU HAVE QUESTIONS AND I CAN ALSO ANSWER IF YOU HAVE ANYTHING.
