AND WE WILL BE HOLDING A PUBLIC HEARING TO CONSIDER A ZONING CHANGE REQUEST FROM A AGRICULTURAL TO GR GENERAL RETAIL FOR A 13.20 ACRE SITE. JP. THANK YOU, CHAIRMAN. MEMBERS OF THE COMMISSION FOR THE RECORD, JP DECAY DEVELOPMENT SERVICES PRESENTING CASE 22-125, A ZONING CHANGE REQUEST. THE OWNER AND APPLICANT IS JOHN HILL, AND THE SUBJECT PROPERTY IS APPROXIMATELY 13.20 ACRES AND IS LOCATED AT 2220 WEST FM 917. SO THE CURRENT ZONING OF THE SUBJECT PROPERTY IS AGRICULTURAL AND THE SUBJECT SITE CURRENTLY CONTAINS THREE UNOCCUPIED RESIDENTIAL STRUCTURES. ACCORDING TO THE OWNER, ALL THREE OF THESE STRUCTURES HAVE BEEN UNOCCUPIED FOR QUITE SOME TIME AND IF THE SITE IS TO BE DEVELOPED, THEY WILL OBVIOUSLY BE REMOVED AT THAT TIME. THE APPLICANT IS REQUESTING A ZONE CHANGE TO GENERAL RETAIL, SO IT WILL GO FROM AGRICULTURAL TO GENERAL RETAIL AND IF APPROVED, THE OWNER HAS HAD SOME PRELIMINARY DISCUSSIONS WHERE, YOU KNOW, HE HAS KIND OF DISCUSSED WITH STAFF POTENTIALLY LOOKING TO DEVELOP THE SITE TO CONTAIN A MIX OF USES. AND THAT MIX OF USES WOULD INCLUDE A GAS STATION, CONVENIENCE STORE, SOME RETAIL USES AS WELL AS A MEDICAL AND PROFESSIONAL OFFICES. AGAIN, A LOT OF THESE CONVERSATIONS WERE EXTREMELY PRELIMINARY. REALLY IN ORDER TO DO SO, THEY WOULD FIRST HAVE TO GET THE ZONING OF THE SUBJECT SITE TO GENERAL RETAIL. AS I MENTIONED, THE CURRENT ZONING OF THE SUBJECT SITE IS AGRICULTURAL. AND THEN ON THE EXHIBIT ON THE LEFT SIDE OF THE SCREEN, YOU CAN SEE THIS IS THE COMPREHENSIVE PLAN MAP, WHICH THE SUBJECT SITE IS DESIGNATED IN THAT LOCATION WHERE YOU CAN SEE THE STAR IS AT AND IT IS LOCATED WITHIN THAT PEACH COLOR. AND THAT PEACH COLOR IS DESIGNATED AS THE CHISHOLM TRAIL CORRIDOR, A SECTION OF THE COMPREHENSIVE PLAN. AND PER THE CHISHOLM TRAIL CORRIDOR DESCRIPTION WITHIN THE COMP PLAN, THE VISION OF THE FUTURE DEVELOPMENT ALONG THE CORRIDOR SHOULD CONSIST OF LARGE SCALE RETAIL OFFICES AND PROFESSIONAL CAMPUSES. THE COMP PLAN ALSO EXPRESSLY MENTIONS THE GENERAL RETAIL ZONING DISTRICT AS A CORRESPONDING DISTRICT TO THE CHISHOLM TRAIL CORRIDOR. SO CONSIDERING ALL OF THAT, THE SUBJECT REQUEST IS IN CONFORMANCE WITH THE COMPREHENSIVE PLAN. AS FOR PUBLIC HEARING NOTICES, THERE WERE NOTICES MAILED TO PROPERTY OWNERS WITHIN 300 FEET OF THE SUBJECT PROPERTY. THERE WAS A NOTICE PUBLISHED IN THE NEWSPAPER AND THERE WAS ALSO A SIGN POSTED ON THE PROPERTY. STAFF HAS NOT RECEIVED ANY INQUIRIES OR CONCERNS REGARDING THIS REQUEST AS OF TODAY. AS FOR STAFF'S RECOMMENDATION, STAFF RECOMMENDS APPROVAL OF A ZONING CHANGE FROM AGRICULTURAL TO GENERAL RETAIL FOR THE 2220 WEST FM 917 SITE.
