LIDON. GOOD EVENING, LIDON PEARCE FOR THE RECORD, SENIOR PLANNER OF THE CITY OF BURLESON.

THIS IS THE PRELIMINARY PLAT FOR THE BEAR RIDGE DEVELOPMENT, WHICH IS ON WICKER HILL ROAD IN SOUTHWEST WILSHIRE, APPROXIMATELY ADDRESSED AS 23 25 SOUTHWEST WILSHIRE.

THE APPLICANT IS MATT POWELL ON BEHALF OF THE OWNER, WALTER MATYASTIK.

AND THIS IS THE LOCATION AS SHOWN.

SO THE PRELIMINARY PLAT THAT'S SUBMITTED HAS A TOTAL OF 454 SINGLE FAMILY LOTS, 73 TOWNHOME LOTS, 4 COMMERCIAL LOTS, 12 OPEN SPACES AND 2 LOTS THAT ARE ZONED AG.

SO THIS IS JUST A PRELIMINARY CONCEPT.

THIS IS THE PROPOSED PHASING FOR THE DEVELOPMENT.

SO PHASE ONE YOU SEE THERE IN GREEN THAT INCORPORATES THE COMMERCIAL ALONG WILSHIRE SOME SINGLE FAMILY SEVEN AS WELL AS THE ONCOR SUBSTATION.

PHASE TWO IS PRIMARILY THE SINGLE FAMILY ATTACHED PRODUCT.

PHASE THREE IS MORE SINGLE FAMILY SEVEN.

THIS IS TO THE WEST OF THE PROPOSED WICKER HILL ROAD.

AND THEN PHASE FOUR IS YOUR EAST OF WICKER HILL ROAD, SF SEVEN AND THE AG LOTS.

SO THIS IS JUST A PRELIMINARY LAYOUT SHOWING THE PHASING.

FOR DRAINAGE. THE STUDY WAS ACCEPTED AND REVIEWED BY THE CONSULTANT AND THE CITY.

TRAFFIC AT TIA HAS BEEN SENT TO AN OUTSIDE CONSULTANT FOR REVIEW BY THE CITY AND IT'S IN ITS FINAL STAGES OF REVIEW.

SO THIS TIA WOULD BE APPROVED BEFORE ANY FINAL PLAT.

SO WE COME BEFORE YOU TO ENSURE NECESSARY TRAFFIC SIGNALS, TURN LANES ETC.

ARE IN PLACE AND THEN WATER AND SEWER WILL BE SERVED BY THE CITY OF BURLESON, WHICH HAS SUFFICIENT CAPACITY IN THIS LOCATION.

SO THIS ACTION REQUEST IS JUST THERE APPROVAL OF THE PRELIMINARY PLAT FOR BEAR RIDGE AND STANDING BY IF YOU HAVE ANY QUESTIONS.

DOES THERE HAD TO BE A DETENTION POND? I KNOW IT WAS DISCUSSED BEFORE ABOUT THE DRAINAGE, HAVING A DETENTION POND.

IS THERE ONE FOR THIS? THIS IS TRAVIS ATHANASIOS, SENIOR CIVIL ENGINEER.

SO THEY'RE RIGHT NEXT TO VILLAGE CREEK.

SO WHAT THEY DID IS SUBMITTED A TIMING STUDY AND THERE'S NO DETENTION POND REQUIRED BECAUSE IF YOU WERE TO DETAIN THE WATER, IT WOULD BE PEAKING AT THE SAME TIME AS THE RIVER WAS PEAKING.

SO YOU'D ACTUALLY MAKE THE SITUATION WORSE.

SO NO DETENTION IS NECESSARY FOR THE SITE.

AND WHAT ABOUT FLOOD WATERS? THEY'VE SUBMITTED A FLOOD STUDY FOR ONE OF THE LOTS.

IT WAS REVIEWED BY FREESE AND NICHOLS.

THEY SHOWED A NO RISE CONDITION.

AND DO YOU KNOW WHICH FLOOD STUDY, FEMA BASED THAT STUDY THAT WAS BASED OFF OF.

IT WAS BASED OFF OF FEMA'S CURRENT STUDY IN HOUSE.

BUT THEY ALSO HAD TO THEY ALSO HAD TO USE OUR MASTER DRAINAGE STUDY, WHICH IS BASICALLY ULTIMATE NUMBERS.

SO THEY HAD TO PROVE THAT THERE WAS NO RISE IN THE MASTER IN THE ULTIMATE CONDITION AS WELL.
