REGULAR SESSION - 6:30 PM Call to Order Invocation Pledge of Allegiance

1. Consent Agenda All items listed below are considered to be routine by the Planning and Zoning Commission and will be enacted with one motion. There will be no separate discussion of the items unless a Commissioner or citizen so requests, in which event the item will be removed from the consent agenda and considered in its normal sequence. Approval of the consent agenda authorizes the Development Services Director to place each item on the City Council agenda in accordance with the Planning and Zoning Commission’s recommendations.

A. Approve the minutes from December 5, 2017 Planning and Zoning Commission meeting.

6. Executive Session The Planning - Zoning Commission reserves the right to convene in Executive Session(s) during this meeting pursuant to the following Sections of the Government Code of the State of Texas:

1. Pursuant to Sec. 551.071 (2), consultation with its Attorney: The Planning & Zoning Commission may conduct private consultations with its attorneys when the Planning & Zoning Commission seeks the advice of its attorney concerning any item on this agenda or a matter in which the duty of the attorney to the Planning & Zoning Commission under the Texas Disciplinary Rules of Professional Conduct of the State Bar of Texas clearly conflicts with Chapter 551 of the Government Code.

D. Request to amend Bluebird Meadows Planned Development Ordinance D-047, on Phases 2 - 5 (Case 17-119), and consideration of a Revised Preliminary Plat for Bluebird Meadows, Phases 2-5, (Case 17-131). These items have been requested for continuance by the applicant.

2. Public Hearing

A. Public hearing and consideration of a Specific Use Permit (SUP) for property located at 431 N. Burleson Blvd., to allow for an auto glass/auto accessory sales shop within the Old Town Overlay District (Case 17-125)

B. Public Hearing and Consideration of a Replat of Lots 25R-A and 25R-B, Paradise Park, Section Two, located within the City of Burleson's ETJ (Case 17-133)

C. Public Hearing and Consideration of a zoning change request from A, Agricultural to SFE, Single-Family Estate zoning district for the property located at 295 CR 715, proposed as Lot 1, Block 1, Fox Hill Crossing within the City of Burleson (Case 17-137)

D. Replat of Lots 14R-1 thru 14R-5, Block 1, Ridgecrest Estates, located within the City of Burleson's ETJ (Case 17-139)

E. Public Hearing and consideration of a Specific Use Permit (SUP) to allow for automobile/truck rental service at property located at 800 SW Wilshire Blvd. (Case 17-134)

3. Other Items for Consideration

A. Consideration of three (3) development applications for the Meadow Crest Commercial Center containing 7.75 acres situated in the H.G. Catlett Survey, Abstract No.181, and located along John Jones Dr, approximately 1,000 feet south of the intersection of Alsbury Rd. This request pertains to the following items: Preliminary Plat for Lots 1-4, Block 1, Meadow Crest Commercial Center (Case17-109); Final Plat of Lot 1, Block 1, Meadow Crest Commercial Center (Case 17-098); and Commercial Site Plan approval for Lots 1 and 4, Block 1, Meadow Crest Commercial Center including an approximate 10,118 square feet retail building and 70,374 square feet of mini-warehouse (Case 17-112).

B. Commercial Site Plan for a 5,950 square foot retail building to be located within the McNairn Plaza Addition, City of Burleson, Johnson County, Texas. (Case 17-141)

C. Commercial Site Plan approval for McLane Classic Foods including a 157,951 square foot food processing facility, generally located near the intersection of Forgotten Lane and IH35, and consideration of a waiver to Business Park Design Standards, Section 7-53 - Fencing and Screening. (Case 17-140)
